10 Signs You Need a New Roof (Greenwood SC Homeowner's Checklist)
Most roof failures show warning signs months before the first leak. Here are 10 to watch for — visible from the ground.
Visible from the ground
You don't need to climb up to know your roof is in trouble. Walk around the house and look for:
- Curling, cupping, or clawing shingle edges
- Bald spots where shingle granules have worn off
- Dark streaks (algae) or moss patches
- Sagging rooflines or dips between rafters
- Granules collecting in your gutters or downspout splash zones
- Missing shingles after a windstorm
- Exposed nail heads or rusted flashing around chimneys and vents
Visible from inside
Head up to the attic with a flashlight after a rainstorm and look for:
- Water stains on rafters, sheathing, or insulation
- Daylight coming through the roof deck
- Sagging plywood between rafters
Age matters
Asphalt 3-tab shingles last 18–22 years in our Carolina climate. Architectural shingles like CertainTeed Landmark last 25–30. If your roof is over 20 years old and showing any of the signs above, it's time for a free inspection.
